It optimizes prices based on your next game, and you'll have these prices for as long as you'd like. However, these prices may not ensure the best revenue against other teams (i.e. the prices that ensure the best revenue against a strong team, won't issue the same attendance from a weaker team). They also won't account for changes in stadium construction. It is best to optimize your stadium immediately following construction, and when you play a mid-table team -this way you can adjust prices up and down a few dollars when you face stronger or weaker opponents.
